A new Windows and Doors Grant introduced by the Sustainable Energy Authority of Ireland (SEAI) allows homeowners to receive financial support for upgrading to energy-efficient windows and external doors without committing to a full deep retrofit. Who Is Eligible?

To qualify, several conditions must be met:


1. Property Requirements

  • The home must be built and occupied before 2011.

  • The applicant must be the property owner.

  • The property must have a valid MPRN (electricity meter number).

  • Your attic and wall insulation is 'Good' or 'Very Good' - according to your Building Energy Report (BER).


2. Replacement Criteria

The grant applies only to the replacement of existing inefficient windows and external doors. New units must meet SEAI’s required thermal performance standards, typically with U-values of 1.4 W/m²K or better.


3. Energy Performance After Works

Once the installation is complete, the home must achieve one of the following:


  • A Heat Loss Indicator (HLI) of 2.3 W/m²K or better or

  • A BER advisory rating indicating “Good” or “Very Good” levels of attic and wall insulation.

Step-by-Step: How the Grant Process Works

For homeowners working directly with a registered installer (rather than through a One Stop Shop provider), the process typically follows these steps:


Step 1 – Contact a Registered Supplier / Installer

The first step is to contact an SEAI-registered window and door installer (e.g. Perfect Home Windows & Doors).


This is essential because:

  • You will need the installer’s SEAI Unique Contractor Number when completing your grant application.

  • The installer will confirm whether your chosen products meet SEAI performance requirements.

  • You will receive a detailed quotation outlining specifications and costs.


Importantly, homeowners should have a clear understanding of the total project cost before applying for the grant. The SEAI grant is a fixed contribution — it does not cover the full cost — so knowing the financial commitment upfront is critical.


Step 2 – Review Energy Performance Requirements

  • Reviewing your existing BER

After grant approval, the SEAI-registered installer carries out the works in accordance with scheme requirements and technical standards. DIY installation or use of a non-registered contractor does not qualify under the grant scheme.


Step 5 – Post-Works BER Assessment

Once installation is complete, a qualified BER assessor carries out a post-works assessment to confirm the improved energy performance of the property.

This documentation is required to trigger grant payment.


Step 6 – Submit Documentation & Receive Grant Payment

Following submission and approval of all required paperwork, SEAI pays the grant directly to the homeowner.


Important Points to Consider

  • The grant can only be claimed once for windows.

  • A maximum of two external doors are covered.

  • Works cannot be backdated.

  • Windows or doors in extensions built after 2011 are not eligible.
